What happens when a client decides to invest in some property in Warsaw?
The first step should be to contact us here at Warsaw Properties and then the rest will develop according to a sound, tried and tested system. After the initial contact from the client, Warsaw Properties prepares a shortlist of at least five properties which fall inside the parameters previously laid down by the client. These include factors such as price, size and quality.
If the client would then like to visit the properties in person, Warsaw Properties will help organise a trip to Poland. We would also ensure that meetings with representatives of each property development would be arranged. Warsaw Properties shall assist in the negotiations with developers as well as being on hand to give any legal advice necessary during preliminary discussions. Any legal documentation will be handled by Warsaw Properties from the Preliminary contract to the final registration of the property in the Land & Mortgage Register.
Warsaw Properties also ensures supervision of the investment until it's completion and will take responsibility for the final technical inspection and hand-over. In most cases new Polish developments are handed over by the developer in what is locally known as a 'raw - state '. This generally means that the property has been plastered, has windows and an entrance door and in most cases heating and plumbing. The new owner is usually responsible for all finishing work. Warsaw Properties has also a lot of experience in this area and has a number of trusted sub-contractors who deliver a high standard of finish in every area of fitting out new properties.
The final step is then finding a tenant for the investment and Warsaw Properties co-operates with a number of respected and professional real estate agencies who target not only local markets but also many international clients.
After the property has been let, Warsaw Properties also monitor the process and can provide such services as rent collection, call outs and general problem solving should the need ever arise. We are always available to lend a hand should it be required by the client with no request being too small.
